The following
information will give the knowledge and experience available to either
individuals or organizations wishing to overcome the many risks when
proceeding with a Real Estate Development and/or Housing Project. The
principals shown below have been involved in the development and home
construction market in the Washington-Baltimore area since 1950. Since each
venture trades under a different name for investment purposes, some vendors
will not have the same company name. All ventures are funded by development
and/or construction loans, land is owned in partnership with other investors
or by individuals.

PROCEDURE FOR DESIGN AND ULTIMATE CONSTRUCTION:
1. Preliminary Interview to state criteria & financial analysis
at no cost to you.
Consists of a general overview in order to get acquainted and instruct you on
cost saving methods of construction after you have stated your goals.
2. Second Detailed Interview in order to review various home
designs that meet your criteria 80% determine how to modify in order to meet
special needs, give preliminary price all of the above is done at no cost to
you. Once you have decided to go forward we review lot topography, and propose
house location on the lot. Provide a detailed sketch plan of your intended
home. At this point a minimal deposit would be required:
House Prices under $450,000 (includes Value of lot) $1,500
Larger homes (includes Value of lot) $2,500
3. Final review. Owner orders construction drawings from architect,
receives final price quotation which is committed for a 120 day period. A
Contract of Construct is executed in order to obtain financing, apply for
County permits, and start construction, Depending on financial requirements a
minimum Deposit with Contract $5,500 If the construction loan is approved then
the total Deposits in Item #1 & #2 are included as part of the house deposit.
If the loan is not approved, the funds are returned except for moneys expended
for various purposes.
Because each Buyer has special situations that are unique to them, we try to
maintain a flexible attitude. Once you have disclosed all facts about your
circumstances, either favorable or unfavorable, we can then advise you on the
best way to overcome any problems that might exist.
